Are you open to a very small footprint?
Are you open to building a very small ADU (under 300 sq ft)? One of the things that helps us keep the budget low is smaller footprints. Even if you answer Unsure or No, the lessons in the 99K ADU project will still be useful to you - you will just not have as many chances to stick to a 5 figure budget.
Are you open to building a detached structure?
If you've got a spot on the property where you can build a detached new structure, and there's no need to demolish any existing structure or to attach to any existing structure, that's good news for several of the possible paths to 99K Even if you answer Unsure or No, the lessons in the 99K ADU project will still be useful to you - and sometimes conversions actually come out much cheaper! But the main focus of this project will be detached new construction. Future seasons may include conversions, tear downs, and attached structures.
Are you open to managing multiple sub-contractors yourself?
When homeowners have the time and experience to be "owner-builders" this will reduce their budget. Even if you answer Unsure or No, there will be projects that hit 99K with general contractors and lots of lessons that are applicable to GC-led projects.
Are you open to offsite construction like manufactured housing?
Prefab doesn't always save money, but in some cases, being open off site construction alternatives will give us chances to save money and make the budget more predictable. Even if you answer Unsure or No, the lessons in the 99K ADU project will still be useful to you - and there projects that will finish under 99K even with on-site conventional "Stick Built" construction.
Do you plan on renting this ADU or the primary house?
Combined with your city/county, this will help me figure out if there are any specific grants or lending products that you might take advantage of. Even if you answer Unsure or No, there are plenty of ways to build a 99K ADU and there will be lessons from the videos that apply to your project too.
Can you comfortably afford the 99K?
There are still a lot of unknown variables and I don't want to expose homeowners to too much risk if they aren't financially secure. Once we've completed a few 99K ADUs, there will be opportunities for people who have difficulty accessing capital but this first run really needs to be reserved for people who won't be devastated by spending 99K.
Do you have access to $130k?
To be honest, I'd love to work with homeowners who are comfortable with an over-run of $20k-$30k. If you watch the channel at all, you'll know that I am very interested in hitting the smallest cost possible on all these projects. So I won't charge you more just because you can afford it. Having said that, I'll have more options for homeowners who have the cushion because there are some construction methods we have access to where the range of costs is wider.
