Landscape Architecture is the design of external spaces for environmental, aesthetic or even social-behavioural benefits. For a self build home they can design, implement and manage the outside spaces of your build or assist with identifying suitable plants and features and structures for the areas surrounding the property.
Highways Consultants carry out drainage design and flood risk assessments as well as producing reports on vehicular access and design for proposed properties or buildings which require a new or altered access point, or when a significant change in traffic amounts requires research and assessment.
Planning Consultants offer advice on the viability of building consents and the likely hood of permission being granted in relation to specific design, size and proposed materials. They can also assess, research, compile and submit the planning application which is particularly significant if the area or design is of a complex or contentious nature. A conveyancer (normally a solicitor) oversees the transfer of property (including land and buildings) from one owner to another. There are series of administrative tasks and contracts will need to be created to ensure circumstances like boundaries, covenants, planning restrictions, lease details etc. are detailed and agreed upon. legal searches and title deeds will also be sought in order to for the transaction to proceed.
M&E Consultants cover the heating and ventilation of the property and the power supply and distribution, telecoms and lighting. They can also provide contractor service to carry out the installation of the recommended works.
An Arboricultural Consultant specialises in trees. They will assess the viability of existing trees within the site, confirm if they are listed or not and make recommendations and suggestions as to how best to remove or maintain them. The Contractor, will carry out the building work on the build. They are responsible for providing materials, labour and equipment to deliver the building work in line with building regulations. They may hire subcontractors to undertake some specialist work like plumbing, plastering, decorating, flooring etc. Some contractors offer all of services. Conservation officers are sometimes referred to as Historic Building Inspectors.
Conservation officers are tasked with the preservation, management, enhancement promotion and of the Local Authority's heritage assets. This may mean that the Local Authority may require an inspection of the site and surveys as part of the pre-planning application. They may also enforce planning condition as part of permissions to ensure that the heritage of the site and proposed buildings comply with any policies they have in place.
The Project Manager is responsible for the whole process of the building works from start to occupation. This role could be undertaken by a contractor or the architect or by a specialist construction project manager. They are the person who schedules the work programme and ensures it is delivered according to the time plan. They are therefore responsible for any delays or budget issues which may occur.
Local Authorities often have Archaeological Officers to ensure archaeological remains are identified, preserved, recorded properly and protected. It may not be only in conservation areas or areas with historical significance, many Local Authorities require archaeologists assess sites before foundations are made or any alterations are made.
